Stucco tracts, HOAs and a large rental market

Most Stockton homes are stucco with wood or composite trim. Stucco holds paint well, but it cracks as the ground and the house move, and original builder paint chalks after years of sun. Prep usually means washing, crack filling and spot priming.
About half the homes are older than 1980. In those, old paint may contain lead, so sanding and scraping call for lead-safe practices. Nearly half of homes are rented, which keeps interior turnover painting busy.
Planned communities add a step: many HOAs keep an approved color list and ask owners to apply before repainting the exterior.
